Construction Financing
The two-step construction loan provides financing for loans that exceed 80% loan-to-value. You pay interest only during the construction phase as funds are used. The construction term is 12 months. Your loan officer will assist you with converting to permanent financing.

How are draws requested?
Timberland Bank has partnered with Built Technologies, Inc. ("Built") to provide software that manages your construction draw process with transparency for all parties. Draws should be requested online through the Built platform. If you have not received a login for Built, you will be sent one after closing when your Construction Budget is set-up in Built.
How long does the draw process take?
After your inspection has been placed, the typical draw disbursement turnaround time is 3-5 business days.
How are funds sent once draw is approved?
Who performs the inspections?
All inspections are performed by the third party inspector contracted by Timberland Bank: Northwest Construction Control, Inc.
How are draw disbursements calculated?
Funds are disbursed based on percentage of completion, per inspections facilitated by Northwest Construction Control, Inc.
How often can a draw be requested?
Draws are submitted typically one time per month, or as needed to pay subcontractors and suppliers as each build progresses.
Can I upload invoices and supporting documentation?
You may upload documentation under the “Files” option.
